Elite Title Services, Inc., believes in fully disclosing all of our
fees.  Please realize that certain fees, such as title insurance
and recording fees change along with your loan amount.  To
customize your quote, please contact our office directly.  We
will be more than happy to provide you with fees specific to
your transaction.

CLOSING FEE:  $ 190 (residential refinances and purchases)
(commercial loans, reverse mortgages and 1031 tax exchanges slightly higher)

DOCUMENT PREPARATION: $ 100

OVERNIGHT/UPS: $ 20 (per package)

INCOMING/OUTGOING WIRE: $ 30 (per wire)

RELEASE FEE: $ 35 (per release) (applicable to refinances only)

COVER SHEET PREPARATION:  $25 (where required)

TITLE BINDER/ENDORSEMENT: $ 75

TITLE SEARCH:  $ 90 (This is an estimate for searches done in a
subdivision in our immediate area.  Elite Title uses independent title examiners.
While Elite Title can obtain searches for the entire state of Virginia, acreage,
commercial and outer lying counties may be slightly higher. We can give you a
more accurate idea of search costs once we speak with you.)

TITLE INSURANCE:  Rates are governed by the State and are based on
your loan amount and/or purchase price.  We do give "reissue rates" (discounted
rates)  for those persons that have a current title policy on their property.  
Simultaneous mortgage pricing is also available for those persons obtaining both
an owner's policy and lender's policy.

Alta 9 Endorsement: This is an endorsement giving the lender extra
coverage.  Not all lenders require this coverage.  However, since this is additional
coverage for your lender, there is a $50 charge for this endorsement.  We are
unable to determine if your transaction will require an ALTA 9 until we receive
your lender's closing instructions.

RECORDING CHARGES: These are charges payable to the State as well as
the City or County. These charges are based your purchase price and/or loan
amount.  While these are not Elite Title's fees, we try our best to provide you
with the most accurate information on these current charges.

RUNDOWN/RECORDING FEE: This charge is for our independent title
examiner to take your new documents to the courthouse, update your title, and
record the new instruments.  This charge varies depending on the County/City
your property is located.
